But the workflow is often messy without a centralized place to define terms, communicate them consistently, or track which residents accepted a renewal offer with a concession.

Renew’s Concessions feature is designed for easy creation, promotion, and confirmation of concessions, without managing campaigns manually.

How it works

  • Create a concession campaign for leases expiring within a specific date range
  • Add a title and description (e.g., “Renew by May 1, 2026 and receive a $500 rent credit”)
  • Apply the concession to one or multiple communities 
  • Once created, the concession will display to eligible residents in-app and in email communications
  • View concession and renewal offer details  in app when a resident accepts an offer, so teams can apply it in the PMS with confidence

What’s intentionally different (and less risky)

To reduce liability and keep records clear:

  • Only one concession can be tied to a renewal offer at a time
  • No unit level targeting, all renewal offers in the selection receive the same concession 
  • Multiple non-overlapping campaigns per community (e.g., March renewals vs. April renewals)

Fee Transparency: The New Standard Operators Can’t Ignore
