Why we built it
Pricing strategy at renewal shouldn’t be guesswork. Pricing Impact Analysis allows teams to back-test proposed renewal increases against historical performance so you can weigh rent growth, retention, and operational effort side-by-side.
What it is
A simple way to understand how different renewal increases performed in the past (e.g., 3% vs. 4%)—including revenue impact, renewal rates, and the operational lift it took to get there. For each band, you can quickly scan:
- Renewal rate (standardized to a 12-month term)
- Days-to-decision (how long residents typically took)
- % of renewals with renewal help requests (a proxy for effort)
- Net rent increase actually selected (not just offered)
Select one or multiple communities and a date range; we’ll average the results so comparisons are apples-to-apples.
Setting expectations
Pricing Impact Analysis is intentionally focused on historicals, not live projections or market normalization, and requires existing renewal history to populate. Newer portfolios will see charts populate as batches accrue. That keeps the experience fast and clear for everyday decisions.

With Self-Serve Renewal Offer Updates, partners can update renewal terms and pricing directly in the app. Add a 13-month option, adjust a rate, or fix a mistake, without leaving the workflow. Updates require a reason code (negotiation, correction, etc.), trigger a double-confirmation to prevent slip-ups, and automatically send a fresh email to the resident. An audit trail captures who made the change, when, and why, so there’s no mystery later.

This isn’t about changing your batch pricing strategy, it’s about empowering teams to handle one-offs quickly and transparently. Less back-and-forth means more time to focus on residents, and a smoother experience that builds trust across site teams and leadership.
Offer Deliverability Tracker

Teams can now resolve the issue directly (or ignore it with notes) instead of escalating through guesswork.
